LEAD HEATING VENTILATION AND AIR CONDITIONING TECHNICIAN
(HVAC)
$66,586 - 90,225 annually

Definition
Skilled manual, technical and supervisory work in maintaining and
repairing heating, ventilation, air conditioning, refrigeration,
computerized digital controls and energy management systems in all
school and town buildings. Troubleshoots, analyzes and repairs
electrical circuitry, mechanical equipment and temperature control
systems. All other related work as required and directed.
Supervision
Works under the general supervision of the Supervisor of Building
Maintenance, following departmental rules, regulations and
policies, requiring the ability to plan and perform operations to
complete assigned task or tasks according to a prescribed time
schedule; refers unusual problems to the supervisor.
Performs functions which are generally well defined and limited in
scope but which may involve a choice of two or more approaches to
well-precedented problems.
Supervises one full time employees as well as vendors and
contractors.
Work Environment
Work is performed in all weather, with frequent exposure to noise,
heated pipes and boilers, wastes and toxic chemical materials; the
incumbent works near moving mechanical parts .
The incumbent is exposed to all conditions expected to be
encountered as necessary to survey and inspect all interior and
exterior areas of buildings and surrounding sites. Work is
performed on ladders, scaffolding, roofs, catwalks, in high places
and in confined spaces such as steam tunnels, crawl spaces, and
limited access mechanical rooms. Periodic exposure to accidental
injury could result in occupational disability.
The employee operates a computer including word processing and
e-mail; manual and power trade tools; motor vehicle;
telephone;smartphone, scanning and copy machines.
The employee has frequent contact with other town tradespeople,
town departments, and schools. Responds to emergency situations as
directed.
Errors could result in personal injury, injury to others, delay or
loss of service, damage to buildings or equipment or legal
repercussions.
Essential Duties and Responsibilities
The essential functions or duties listed below are intended only as
illustrations of the various types of work that may be performed.

Performs corrective and preventive maintenance of all heating,
ventilation, air conditioning, energy conservation equipment, HVAC
controls and refrigeration systems. Assists with new
installations.
Ensures safe condition and proper functioning of all heating, air
conditioning and ventilation systems in all school and town
buildings, including troubleshooting problems.
Ensures all work performed is in accordance with Federal, State and
Local codes and completed in a safe and professional manner.
Understands applicable codes, attends trainings and keeps licenses
current.
Prepares estimates for materials and labor costs associated with
HVAC repair projects.
Performs tasks associated with a Direct Digital Control and web
based Energy Management System including trending, overrides,
troubleshooting, replacement of parts, etc. Adjusts or repairs to
damper actuators or valve actuators and thermostats.
Inspects and repairs exhaust system fans, motors, belts etc.
Recommends supplies and equipment for purchase and maintains an
inventory of system owned tools, equipment and supplies.
Assists in the development of the building preventive maintenance
plan. Assists with the ongoing updating and implementation of
planned preventive maintenance.
Utilizes a computerized maintenance management system (CMMS) to
obtain work order assignments and to make notification changes when
assigned work orders are complete or status otherwise changes.
Reviews department email daily and prepares word processing
documents or spreadsheets for parts lists, maintenance instructions
and other minor correspondence.
Recommended Minimum Qualifications
Education and Experience
High school diploma , three (3) minimum, five (5) years preferred,
of experience in the heating, ventilation and air conditioning
trade; or an equivalent combination of education and experience.
Experience with Johnson controls a plus.
Additional Requirements
Valid Massachusetts Drivers License, Class D
608 EPA License Type I, Type II
Massachusetts Refrigeration Technician's License
Knowledge, Ability and Skill
Thorough understanding of the HVAC trade and be knowledgeable in
the use of all tools and instruments of the trade.
Ability to read, interpret and diagnose problems from work
requests, detailed blueprints, wiring diagrams, specifications and
operating manuals, as well as follow verbal and written
instructions in order to properly install and/or repair HVAC
systems.
Ability to reads and interpret mechanical/electrical plans,
sketches, blueprints, drawings, operations/maintenance manuals, and
other specifications.
Working knowledge with the operation of all standard mechanical
system configurations such as but not limited to VAV, constant
volume with or without reheat, economizer cycling, cooling towers,
chillers etc.
Thorough knowledge of codes pertaining to maintenance and
installation of heating, ventilation and air conditioning systems.
Ability to demonstrate techniques of using maintenance tools,
repairing machinery and providing preventive maintenance to HVAC
equipment. Experience in repairing circulating pumps and installing
ductless split units a plus.
Ability to work effectively in a busy environment, follow
instructions and work as a team player.
Excellent oral and written communications skills. Ability to speak,
read and write English. Ability to work independently and interact
professionally with other team members, town and school staff and
other departments. Advanced computer skills a plus.
Physical Requirements
Strenuous physical effort is generally required to perform duties.
The employee is frequently required to use hands to operate
equipment, walk, stand, speak, hear, reach with hands and arms,
balance, crouch, crawl, stoop, and climb. Stamina is required to
work in adverse environmental conditions. Required to work in
confined spaces and lift or move items weighing up to 50 pounds.
Physical ability is required to use power and hand tools. Vision
requirements include the ability to read routine documents.
